Cynaps Reaches 1 MW Control Threshold as Hotel and Retail Ventilation Optimisation Gains Traction

Tokyo-based IoT firm Cynaps reports its demand-controlled ventilation service now covers more than 4,000 hotel rooms and 170,000 sq m of retail floor area across roughly 30 sites nationwide.

For operators of hotels and large-format retail in Japan, energy costs have become a structural pressure rather than a cyclical one. Against that backdrop, a milestone disclosed by Cynaps Inc. — a Tokyo-based IoT company founded in 2020 — is worth noting: the firm says its ventilation-control service, BA CLOUD, has passed a cumulative rated-power threshold of one megawatt across the facilities it manages, as of August 2026.

The service is now present at approximately 30 locations nationwide, covering more than 4,000 hotel rooms and over 170,000 square metres of commercial floor space, according to the company. Deployment has also extended into municipal public facilities, broadening the addressable base beyond the hospitality and retail sectors where the product was initially concentrated.

The Hidden Energy Drain in Ventilation

The underlying logic is straightforward. Cynaps argues — and this is the crux of the commercial proposition — that ventilation systems in many buildings run at fixed output regardless of occupancy. Lobbies during low-check-in periods, retail floors in quiet trading hours: in both cases the air-handling equipment continues at full rate. Because ventilation is invisible, the waste has been systematically overlooked. The company's own estimates put the share of outdoor-air load in total air-conditioning demand at roughly 54 per cent during cooling and approximately 62 per cent during heating in typical commercial and hotel buildings, though the firm acknowledges this varies significantly with building type, specification, and conditions.

BA CLOUD addresses this by reading indoor CO₂ concentration alongside temperature and humidity, then modulating fan output via the cloud in real time. When occupancy is low, ventilation is reduced; when it rises, the system responds accordingly. Cynaps states the architecture is wireless and serverless, meaning installation can in many cases leverage existing equipment without a full plant overhaul — a meaningful barrier-reduction given the capital reluctance common among retail and hotel landlords in the current environment.

What to watch: Cynaps has outlined intentions to expand into applications requiring higher ventilation volumes, and to extend control into adjacent building systems — water, lighting, and power-receiving equipment among them. The progression from single-system ventilation control toward broader building automation would, if achieved, position the company differently in the Japanese proptech and facility-management landscape. Whether the one-megawatt figure translates into measurable, site-level energy savings — and how those outcomes are independently verified — will be the more substantive question for prospective clients and for any retail or hotel group evaluating operational decarbonisation commitments.
