Mitsubishi Estate Simon lines up 11 new stores this autumn at Kobe Sanda Premium Outlets, led by Agnès b. and Snow Peak

Mitsubishi Estate Simon is refreshing the tenant mix at Kobe Sanda Premium Outlets, which it calls western Japan's largest outlet centre by its own measure, with 11 brands opening in stages through autumn 2026 — a direct read on how a major outlet landlord manages its floor this season.

Mitsubishi Estate Simon, which operates Kobe Sanda Premium Outlets in Hyogo Prefecture, said 11 new stores are opening at the centre across this autumn — six permanent, five on limited-term leases — in a release dated October 9 that runs from openings already trading through to one still weeks away.

Four of the new arrivals are first-time appearances at a Mitsubishi Estate Simon premium outlet, the company said: beauty brand Lovechrome (opened August 8, on a lease running to January 31, 2027), fashion label Sea Room lynn (September 4 to October 25), food kiosk Wonder Donut (September 5, permanent) and French label 1er Arrondissement, whose September 17 opening is its first permanent outlet store anywhere.

The later wave leans toward outdoor and sport: golf-and-lifestyle label Mark & Lona opens October 24 as a permanent store, with an opening discount of 10% off two items or 15% off three running to November 8, and outdoor house Snow Peak follows with a permanent store planned for late November. Fukui eyewear maker Kaneko Optical opens its own manufacturer-run permanent store on November 5, with a lens-cleaner gift while supplies last, and French fashion house Agnès b. opens a permanent store on October 30. Canadian outerwear brand Mackage (October 2 to January 11, 2027), Fred Perry (October 16 to January 31, 2027) and Studio Nicholson (October 30 to January 24, 2027) fill out the limited-term lineup.

Kobe Sanda Premium Outlets counts roughly 210 brand stores and calls itself, by its own measure of store floor area, the largest outlet centre in western Japan. Spacing 11 openings — split between brand-first anchors and renewable limited-term leases — across a single autumn season is how a landlord of that scale keeps a tenant mix refreshed without waiting on one headline opening, and the mix itself is a read on where it sees demand: outdoor and sport, craft retail and one international fashion name, rather than a wholesale shift in category.
