Canada Goose opens its first permanent outlet store in East Japan at Gotemba
Mitsubishi Estate Simon is adding five permanent brands and four first-time pop-ups at Gotemba Premium Outlets this autumn, headlined by Canada Goose's first permanent outlet store in eastern Japan -- a sign premium outerwear houses are building out a discount-channel footprint alongside their full-price Japan stores.

Mitsubishi Estate Simon said Gotemba Premium Outlets, its outlet mall in Shizuoka Prefecture, will open five new permanent stores between September 26 and November 6, including Canada Goose, which the company described as the Canadian outerwear house's first permanent outlet store in eastern Japan, according to a release dated October 20.
The other four permanent openings are XLARGE/X-girl, which opened September 26 in a combined shop on Hill Side; AVIREX, which opened October 9 in the West Zone; Marithé+François Girbaud, opening October 30 alongside Canada Goose, which the release called the French label's only permanent store in Japan; and Keen, opening November 6 in the East Zone.
Four more brands are running limited-period pop-ups through late November: Cornes Trading Kids and lifestyle shop Biotop, both making their first appearance at any outlet mall in Japan, started in early October; British outerwear label Lavenham is offering outlet-only pricing; and fishing-gear brand Stunning Lure is making its first appearance at any Premium Outlets location in the country. To mark the Marithé+François Girbaud opening, Mitsubishi Estate Simon is giving away a Gotemba-exclusive keyring to the first 40 customers over October 30-November 1.
Canada Goose already sells in Japan through full-price channels; adding a permanent outlet location puts the house alongside a growing list of premium outerwear and lifestyle brands using Gotemba -- within sight of Mt Fuji and roughly two hours from central Tokyo by coach -- to reach outlet shoppers without touching its full-price positioning. For Mitsubishi Estate Simon, five permanent additions and four first-time pop-ups inside six weeks is also a reminder of how much tenant turnover an established outlet mall can sustain without a major renovation.
Whether the outlet push dilutes Canada Goose's premium pricing in Japan, or simply captures spending that outlet shoppers were never going to make at full price, is the open question outerwear and outdoor brands test every time they add a discount-channel store alongside a flagship.
