Mitsui Fudosan's malls and hotels post record first-half profit, even as group earnings fall on a tough comparison

Mitsui Fudosan's group profit fell as a one-off property sale that boosted last year's results did not repeat, but the malls, outlets and hotels it leases to Japanese retailers posted record first-half operating income -- the clearer read on the business floortok's readers actually trade from.

Mitsui Fudosan Co., Ltd. (三井不動産) said its group operating profit fell 19.5% to ¥176.1bn and net profit attributable to owners fell 8.5% to ¥139.2bn in the April–September 2026 half, even as the two segments that run its malls, outlets and hotels each posted a first-half operating-profit record, according to results the Tokyo-based developer published on 6 November.

The decline was driven almost entirely by the Sales segment, which books Mitsui Fudosan's condominium and office development projects: its business income fell ¥27.5bn to ¥96.7bn because the April–September 2025 half had included a large one-off property sale that did not repeat this year. Group revenue fell 10.2% to ¥1,215.5bn and ordinary profit fell 25.3% to ¥137.1bn for the same reason, the company said.

Set against that comparison, the Leasing segment -- which holds the malls, outlets, offices and hotels Japanese retailers actually trade from -- grew revenue 6.9% to ¥487.9bn and business income 12.4% to ¥99.5bn, a first-half record, on higher office rents and more sales at commercial facilities at home and abroad, according to the company. Properties running a full first half this year included LaLaport Anjo, the rebuilt north building of LaLaport Tokyo-Bay, two new phases of Mitsui Outlet Park (Kisarazu and Okazaki) and Omotesando Grid Tower; Nakano M-SQUARE and MFIP Ebina &forest opened partway through the period.

Facility Operations -- domestic and overseas hotels plus Tokyo Dome -- also set a first-half record, with business income up ¥0.7bn to ¥24.0bn as higher room rates offset a fall in domestic hotel occupancy to 84% from 87%, the company said.

The group number is the one that makes headlines, but the segment split is the more useful read for anyone who leases space from Mitsui Fudosan: the retail, outlet and hotel side of the business that floortok's readers actually trade from is growing faster than the headline suggests, while the drag sits entirely in one-off development sales. The company gave no separate figure for its domestic malls against its growing overseas portfolio, which now includes LaLaport Taipei Nangang, so how much of the leasing gain is Japan-only is not disclosed.

Mitsui Fudosan also decided an additional ¥20bn share buyback, taking the year's total to ¥60bn, and said its total payout ratio -- dividends plus buybacks against net profit -- would reach 56.0%. Full-year guidance is unchanged: revenue of ¥2.8tn, operating profit of ¥410bn and what would be a record net profit of ¥285bn.
