Mitsui Fudosan starts phased renovation of its 550-room hotel next to Tokyo Disney Resort
Mitsui Fudosan has reopened the first phase of a renovation at Mitsui Garden Hotel Prana Tokyo Bay, its 550-room property beside Tokyo Disney Resort, refitting 87 rooms and the shared public-bath and lobby areas — an unglamorous but telling data point on how Japan's largest developer refreshes older family- and inbound-facing hotel stock.
Mitsui Fudosan has reopened the first phase of a renovation at Mitsui Garden Hotel Prana Tokyo Bay, a 550-room hotel in Urayasu, Chiba, adjacent to Tokyo Disney Resort, the developer said. The reopened section covers 87 guest rooms on the sixth and seventh floors, along with shared areas including the lobby entrance, a children's play area and the hotel's public bath (onsen), according to the company.
The entrance now runs 15 self-check-in machines, the play area adds an age-separated ball pool, and the public bath has expanded its powder rooms and lockers, according to Mitsui Fudosan; the hotel's restaurant, Prana Style, has also added a Hawaiian-themed corner. The hotel connects to Tokyo Disneyland and Tokyo DisneySea via a partner-hotel shuttle that runs roughly every ten minutes at peak times, a journey of about 20 minutes, the company said. This is the first phase of a wider renovation Mitsui Fudosan says will cover every guest room by spring 2028; the developer did not disclose an investment figure.
The project is unglamorous next to the wave of luxury hotel signings elsewhere in Tokyo, but it says something about the other half of Mitsui Fudosan's hospitality portfolio: a nearly 20-year-old, family-oriented property next to Japan's single biggest inbound and domestic leisure draw, being refreshed room by room rather than replaced. With Tokyo Disney Resort's own visitor numbers a reliable demand floor, refitting existing mid-market room stock is a lower-risk way for Japan's largest developer to keep pace with rising guest expectations than building anew.
