Signia Hilton's first Gulf Coast hotel is a conversion, not a new build
Hilton will hand its newest luxury-adjacent brand, Signia Hilton, a 474-room resort on Naples' Gulf Coast next January — not a ground-up build but a conversion, the brand's third hotel in Florida.

Hilton said its Signia Hilton brand will take over Naples Grande Beach Resort on Florida's Gulf Coast, reopening in January 2027 with 474 rooms including 50 villas, according to a release from Hilton. The property becomes Signia Hilton's third hotel in Florida and its first on the Gulf Coast.
"We're looking forward to welcoming Naples Grande Beach Resort into the Signia Hilton portfolio," said Meghan Fitzgerald, the brand's global leader, in the release.
A conversion tells you something a ground-up opening doesn't: how fast Hilton can move. Signia Hilton sits above the group's full-service Hilton Hotels & Resorts brand, and taking over an existing 474-room resort — villas included — lets the brand add scale on Florida's Gulf Coast in the time it takes to renovate, not the years it takes to build. With Marriott, Hyatt and Accor all racing to stand up their own new upper-upscale brands, choosing the fastest route to inventory is as strategic a decision as the design itself.
