Sumitomo Realty opens its 23rd hotel, an 82-room onsen resort in Atami

Sumitomo Realty Villa Fontaine has opened Village Atami, an 82-room resort near the city's Sun Beach that is only the third property in thirty years under its slower-growing Village brand, even as its wider Villa Fontaine portfolio has raced past 5,000 rooms.

Sumitomo Realty & Development's hotel arm, Sumitomo Realty Villa Fontaine, opened Village Atami on 1 August, an 82-room resort hotel in Shizuoka Prefecture that is the third property under its Village brand and the group's 23rd hotel overall, the company said in a release.

The hotel sits in Atami's Chuo-cho district, a four-minute walk from the city's Sun Beach and within walking distance of JR Atami Station. Built in June 2026 on a roughly 955-tsubo site (a Japanese land-area unit of about 3.3 square metres each), the nine-storey property offers all 82 rooms with balconies across eight room types, from 33-square-metre superior twins, the largest category at 35 rooms, up to two 95-square-metre premium suites fitted with floor-to-ceiling "dynamic panorama" windows the company said are carried over from Sumitomo Realty's own high-rise condominium developments.

Amenities lean into the resort-town setting: a ground-floor courtyard combines a natural hot-spring footbath with a fire pit, while the top floor holds an open-air natural hot-spring bath, a windowed sauna and a sea-facing restaurant serving a casual French buffet built around Atami ingredients. A rooftop terrace, Terrace 30.9, offers complimentary drinks during set hours, and the company said it will sell dedicated viewing plans from the terrace and restaurant during Atami's seaside fireworks festival.

The Village brand's two earlier properties are Izu Kogen, which opened in 1996 with 94 rooms, and Kyoto, which opened in 2008 with 81 rooms — meaning Atami is only the brand's third opening in thirty years. Across the Villa Fontaine group's full 23-hotel portfolio, disclosed alongside the release, room count totals 5,464.

A landlord building, not just leasing

Sumitomo Realty is best known in Tokyo as a condominium and office developer, so a resort hotel it operates directly, rather than leases to an outside operator, says something about where it sees returns. Building three Village properties in thirty years, against twenty other hotels opened in half that time, suggests the group has treated the brand as a slower, more selective resort play rather than a format to scale quickly — Atami's location, four minutes from a beach that draws a set-piece summer fireworks crowd, fits that pattern of picking established leisure destinations over new ones. Whether Village becomes a bigger platform depends on how this one performs against the faster-growing urban side of the same portfolio.
