Mitsubishi Estate·Simon adds 30 stores to Fukaya-Hanazono Premium Outlets, its first expansion since opening
Mitsubishi Estate·Simon will expand Fukaya-Hanazono Premium Outlets by about 30 stores, its first enlargement since the Saitama outlet centre opened in 2022 — direct, traceable growth on one of the ten Premium Outlets the Mitsubishi Estate-Simon joint venture runs across Japan.

Mitsubishi Estate·Simon said it will add about 30 stores to Fukaya-Hanazono Premium Outlets in Saitama prefecture, lifting the centre's total store count from roughly 130 to about 160, according to a release dated October 8. Construction on the Phase 2 expansion begins in February 2027, with the enlarged centre opening in summer 2028 alongside what the company called a new brand line-up.
The new retail space, built on the west side of the existing centre, adds about 6,800 square metres of store floor area, taking the total from roughly 27,500 square metres to about 34,300 square metres — a gain of nearly a quarter — while the site itself stays at about 195,700 square metres. The company did not disclose an investment figure or name any incoming tenants, and cautioned that the plan, as of October 2026, may still change.
Fukaya-Hanazono opened in October 2022 as the tenth Premium Outlets in Japan operated by the Mitsubishi Estate-Simon joint venture, and has drawn more than 14 million visitors in the three and a half years since, the company said. A near-quarter increase in both store count and floor area, just four years after opening, points to an outlet centre that outgrew its original footprint faster than its operator initially built for — and sets up a test of whether Kanto's outlet-shopping demand, concentrated for years around Gotemba and Karuizawa, has room for a second large draw within reach of Tokyo.
