Swire more than doubles retail space at Shanghai's Taikoo Li Qiantan
Swire Properties and its Shanghai partner Lujiazui Group will more than double the retail floor at Taikoo Li Qiantan, to 259,000 square metres from 109,000, adding two nature-themed zones and lifting the number of anchor tenants from four to ten by late 2026.

Swire Properties said it will more than double the retail floor at Taikoo Li Qiantan, its shopping centre in Shanghai's Pudong district, to 259,000 square metres from 109,000 — an addition of roughly 150,000 square metres — according to a release the developer issued with its Shanghai partner, Lujiazui Group, on 27 August. The expanded mall is due to open by late 2026.
The extra space adds two new zones, themed "mountain" and "forest" after Mount Huangshan, and lifts the number of anchor tenants at the site from four to ten. Once complete, Taikoo Li Qiantan will carry more than 600 brands and over 100 dining outlets, roughly double its current restaurant count, the companies said. Newly named tenants include the premium supermarket chain city'super, fitness operator +5LBS, the Meland concept store, lifestyle market CHILL PARK, a flagship location of karaoke operator Mei KTV·GOLD, and the Pudong debut of the restaurant Fig & Olive.
"This expansion marks an important new chapter for Taikoo Li Qiantan," said Tim Blackburn, Swire Properties' chief executive, in the release.
For a landlord, doubling the footprint of a mall that is already open and trading is a different bet from announcing a new one: it is a wager that demand at one address can keep growing rather than that a second address is needed to catch it. Adding four new anchors and a wellness- and lifestyle-heavy tenant mix — a fitness operator, a karaoke flagship, a nature-themed zone — reads as much as an experience play as a shopping one, the same Place-and-Product logic pushing malls from Tokyo to Shanghai to fill more of their floor with things a customer can't buy online. It is also an unusually rare data point: most developers announce plans years ahead of a groundbreaking, while Swire has put a before-and-after number on a site that is already trading — worth watching against how the rest of its China mall portfolio grows from here.
