Aeon Mall's eighth Vietnam mall is by far its smallest — and that's the point

AEON MALL opened AEON MALL Da Nang Thanh Khe on 3 July 2026 — its first in Da Nang and its eighth in Vietnam. At about 30,000 square metres of floor space it is a fraction of the group's usual Vietnamese mall, because it occupies four podium floors of a mixed-use tower rather than a suburban land bank — a compact urban format Aeon is testing as its overseas engine.

AEON MALL opened AEON MALL Da Nang Thanh Khe on 3 July 2026, the company said — its first mall in the central Vietnamese city of Da Nang and the eighth it operates in the country. According to AEON MALL, roughly half of the mall's specialty stores are opening in Da Nang for the first time, in a city whose population has passed three million since a 2025 administrative merger with the former Quang Nam province.

The format is the story. AEON MALL said the mall occupies the first four floors of the commercial podium of a mixed-use complex — the Nguyen Kim Complex Building Center, an 18-storey tower developed by Vietnam's TTC Group that also holds a four-star hotel, offices and apartments. The mall totals about 30,000 square metres of floor space on a 14,600-square-metre site, with roughly 21,000 square metres leasable and around 54 specialty stores, anchored by an AEON supermarket and sub-anchored by Uniqlo, Muji and a Galaxy Cinema.

The earlier malls are the model Aeon built its Southeast Asian reputation on: large suburban boxes on big plots, drawing a wide catchment by car. Da Nang inverts that. The company says the mall sits about five minutes by car from Da Nang International Airport, serves roughly a million residents within a 30-minute drive, and is designed as an urban commercial floor woven into a tower of hotel, office and housing — a downtown format rather than a land bank.

Timing matters, too. AEON MALL's home market in Japan is a mature one, where new mall growth is hard to come by; the release lists a Vietnamese pipeline of at least three more — Thanh Hoa and Ha Long in the second half of 2026, and a tentatively named Trang Bien mall to follow. A smaller, tower-integrated format is cheaper and faster to plant in a dense city than a fresh suburban site, which is exactly what a growth engine outside a saturated home market needs.

What to watch is whether the compact urban format performs per square metre the way the big boxes did per visit. A 30,000-square-metre podium with 54 tenants asks a different question of Aeon's merchandising than a 150,000-square-metre regional centre — fewer, sharper stores against denser foot traffic. If Da Nang works, expect the tower-podium mall, not the suburban box, to define Aeon's next decade in Vietnam.
