Mitsubishi Estate has opened Bali's first large-scale luxury outlet mall, a ¥14.5bn, roughly 130-store project built with a local partner — its third outlet mall in Southeast Asia to date.

Mitsubishi Estate opened Bali's first large-scale luxury outlet mall on 31 July, a ¥14.5bn, roughly 130-store project on Serangan Island that extends the Tokyo developer's outlet business into a third address in Southeast Asia.
According to the company's own announcement, Sira Village Grand Outlet Bali sits inside the Kura Kura Bali special economic zone on Serangan Island, on a site of around 47,000 square metres with about 52,000 square metres of floor space. Mitsubishi Estate owns the project in a 50/50 joint venture with PT Bali Turtle Island Development (BTID), the Indonesian developer behind the wider Kura Kura Bali zone, having completed construction in June before opening to the public at the end of July.
It is the third outlet mall Mitsubishi Estate's group has built in Southeast Asia, the company said, following The Grand Outlet East Jakarta, which opened in Karawang in December 2023, and Central Village, which opened in Jakarta in August 2019 — all three, so far, in Indonesia.
The structure extends a model Mitsubishi Estate already runs at home, where it co-owns Japan's Premium Outlets network with Simon Property Group: partner with a landowner who controls the site, bring the retail development expertise, and let the joint venture spread the capital risk. Bali, whose luxury shopping options have historically been thin relative to its tourist volumes, is a logical next stop for that playbook, and an outlet format lets the developer test the market with international mid-to-premium brands rather than the top-tier maisons that take years of relationship-building to secure. Whether roughly 130 tenants can be filled with names that draw both resident and visiting shoppers is the question the opening itself doesn't yet answer.
